Here are some snap shots of where we are. Since finishing the floors we put up the dividing walls and started the rough plumbing and electrical work. We also moved in most of the appliances. They aren't all in their final resting places but we wanted to make sure that things fit the way we designed. All in all we feel good about the layout.

The layout

Here is the final layout of the Minimal Mansion. It ended up approximately 8' 6" wide, 30' long, and 13' 6" tall. The bathroom is at the back of the trailer. It will have a sliding door to minimize wasted space. In the bathroom there is a compost toilet, a corner shower, a pedestal sink, and potential space for a small washer/dryer combo machine.

The Heater

Here is the heater we decided to use. It is a ProCom propane blue-flame heater. It has a built in thermostat and is rated for 30,000 btu. A little overkill but since this tiny house is on the 'larger' side we wanted to make sure it would stay warm during the harsh parts of the New England winter.

The floor

The floor is finished. We rented a sander from Taylor Rental and spend the day sanding away all the dirt and grime built up during construction. Then we put down three coats of Minwax's satin Polyurethane for Floors. The next step is to bring in the major appliances and see if they will all fit the way we envisioned.

Interior Insulation Finally Completed

The interior rigid insulation is finally done. We now have R 17.3 walls. Not superinsulated but not bad for 3.5 inch thick walls (1/2" rigid foam - R 3.3, 2" rigid foam - R 13, 3/4" pine tongue and groove exterior siding - R .75, and 1/4" pine tongue and groove interior paneling R .25).
